I'm Daniell, a dedicated full-time real estate agent and proud owner of First Priority Realty.
As a digital marketing specialist, I harness the power of online strategies to connect buyers with their dream homes and help sellers maximize their property's exposure. With my extensive experience dating back to 2004, I've weathered all market conditions and obtained my Brokers license in 2017.

What type of properties do you manage?
First Priority Realty manages residential single-family homes, townhouses, 2- 6 unit dwellings and apartments. We are located in Fredericksburg, Virginia and manage properties in the surrounding areas; Fredericksburg, Stafford, North Stafford, Spotsylvania, King George, Caroline, Locust Grove, Lake Anna, Aquia, Hartwood, and more.
Who will I talk to if I decide I want you to manage my property?
One of the unique advantages of working with First Priority Realty is that you will always be working directly with our Broker/Owner Daniell Boggs. We are a smaller, more personal property management company. We believe in delivering outstanding customer service to all our clients. We know how frustrating it can be to have to deal with multiple people or not getting a live person on the phone. You will have direct contact with Daniell Boggs for all decisions made pertaining to your investment property.
What is the process if someone wants to apply for my property to rent?
Screening our applicants is where we excel. We take a multifaceted approach when conducting our background and credit checks. We are extremely thorough throughout our screening processing. Applicants will need to fill out our application and provide the required documents. Application processing includes verifying income, employment verification, rental history and pulling credit reports. Processing can take up to 3-5 business days since we ensure all avenues are checked! Once the application has been process, we will present all findings to the landlord to make the final decision on approval of the applicant(s).
How does a tenant pay rent each month and when do I get paid?
Tenants can pay rent through our online software, we can ACH rent, contactless rental drop box, mail in their payments or drop off inside our office. There are many options for how we receive payments each month.
Landlords are paid with direct deposit on or before the 10th of each month (as long as rent has been paid). If rent is paid late, your payment will be sent as soon as our office receives the payment. All of our landlords receive rent through ACH.
Do you require renter’s insurance?
Yes! The tenant is required to provide us with a copy of their insurance (declaration page) before they collect keys.
What happens if there is an emergency at my property (day or night)?
We offer 24/7 on call maintenance. Landlords are always notified right away if there is an emergency happening at their property. Our company has many different vendors on standby if an emergency is to arise.
How do I know that each repair person will do quality work
All of our vendors must hold the appropriate contractor’s licensing and insurance that is currently active. When we receive discounts from our vendors that we pass on to our clients. Most of our vendors have been working hand and hand with us for many, many years and do an exceptional job.
Am I informed if there are repairs needed or completed at my property?
Absolutely! Owners are always notified if a repair is needed. Some owners allow us to take care of any maintenance issues and some like to be notified. It's completely the owner’s preference. A landlord also has the option to complete any repairs on their own or through their preferred vendor.
What happens if a tenant does not pay rent?
Rent is due on the 1st of each month, with a grace period until the 5th of the month. If payment is not received a tenant will receive a 14 day notice through email and mail. After the 14 days and if the rent is still due, an Unlawful Detainer can be filed through the court systems.
Who holds the security deposit?
The landlord or the management company can hold a tenant's security deposit, however it is in the best interest of the landlord for the property management company to hold the deposit. Deposits are held in an escrow account until the tenant moves out. If you do not want to stress about being responsible for a security deposit, allow your property management company to handle all accepts of the security deposit.
